Anthony Soave and Soave Real Estate are pleased to announce that the home values at the Brambleton community have appreciated.  The community features a diverse array of single family homes, townhomes, and condominiums that offer a luxury residential lifestyle focused on community.  Soave Real Estate has partnered with top residential builders to create the nearly 8,000 homes that are planned for the neighborhood.

Currently, the average home price for a single-family home in the Soave community is $665,470.  Overall, the price of a single-family home has increased 3.10% since January, 2013.  This equates to an average appreciation of $9,980 per home.

Each builder within the community has reported varying sales prices and increases.  The biggest increase was reported by Miller & Smith’s Noble Pointe Collection – rising $42,000 since January of this year.  The second highest increase was reported by Van Metre Homes at an average of $33,010.

Miller & Smith have increased the base price of two different models including the Rosemoor and the Hathaway by .7% and .32% respectively.  These models start at $586K and $614K.  Miller & Smith are currently offering reductions on closing costs for the Hathaway and have lowered the price of the Taymouth model home to $749,990 to entice buyers.

Additionally, Van Metre currently offers finely appointed single-family home designs ranging from over 3,200 square feet to 4,300.  Homes offer up to 8 bedrooms and are priced from the low $700ks.

Moreover, new model homes are expected to open this year from Beazer Homes and Winchester Homes.

In addition to offering high quality luxury single-family homes, Soave Real Estate presents a selection of luxury townhomes at Brambleton as well.  Pricing for townhomes has not changed during the last month and only one home remains in the Winchester Emerald Ridge Towns, priced at $495, 462 plus applicable fees and taxes.   The Glenmere Collection from Winchester is now open and selling.

The average base price for a luxury townhome in Brambleton is $465,738.  Overall, townhomes have increased 3.36% since January.  Again, the largest increases were seen across the Miller & Smith residences.  The average increase for these townhomes has been $27,666 since the first quarter of this year, followed by Winchester Homes’ models at $25,000 per unit.  There are currently a total of just 87 townhomes in inventory and for sale at this time.

Brambleton offers a one-of-a-kind home ownership experience and invites individuals, couples, and families to discover all the amazing community-centered amenities and activities available.  For more information on available models, visitors can visit the Brambleton Welcome Center or contact any of the individual builders within the community.
